KV Land Terms and Conditions

Introduction Welcome to KV Land, a platform operated under Luxury Crown Company, based in Muscat Hills, Muscat, Oman. By accessing or using kvland.com, you agree to comply with the following terms and conditions. KV Land offers four types of user registration: Buyer, Seller, Agent, and Agency. The specific terms and conditions for each type of user registration are outlined below, along with a single privacy policy applicable to all users.


General Terms Applicable to All Users

1. Eligibility

By using kvland.com, you confirm that you are legally eligible to engage in real estate transactions as per the applicable laws in your jurisdiction. All users must be at least 18 years of age or using the platform under the supervision of a parent or legal guardian.

2. Account Responsibility

Users are required to provide accurate and current information during registration. You are responsible for maintaining the security of your account and agree not to share your login credentials with others. KV Land will not be liable for any loss arising from unauthorized access to your account.

3. Platform Use

KV Land is a real estate intermediary platform, facilitating transactions between Buyers, Sellers, Agents, and Agencies. KV Land is not a party to property transactions and disclaims all responsibility for transaction disputes, incorrect listings, or legal issues between users.


Terms and Conditions for Buyers

1. Use of the Platform

As a Buyer, you agree to use the platform to search for real estate properties and engage in legitimate transactions with Sellers. You must not use the platform for illegal activities or disrupt the experience of other users.

2. Due Diligence

It is the responsibility of Buyers to perform all necessary checks, such as legal investigations, inspections, and surveys, before committing to any transaction. KV Land does not guarantee the accuracy of listings and strongly encourages Buyers to conduct independent research.

3. Transaction Responsibility

KV Land does not participate in property negotiations, contract formation, or payments. All aspects of a property transaction are conducted directly between Buyers and Sellers. You agree that KV Land has no involvement in the actual transaction process and will not be held liable for any disputes or issues.

4. Payments and Fees

Certain fees may apply for using the platform’s services. Buyers are responsible for any such charges. Failure to pay fees when due may result in account suspension.

5. Limitation of Liability

KV Land makes no warranties about the properties listed on the platform and will not be held liable for financial losses or disputes arising from your real estate transactions.


Terms and Conditions for Sellers

1. Property Listings

As a Seller, you are responsible for ensuring that the information provided in property listings is accurate and not misleading. KV Land reserves the right to remove any listings that violate these terms.

2. Legal Compliance

You must ensure that the property you list is legally eligible for sale. You are required to provide all necessary documentation to potential Buyers and resolve any legal disputes or liens before completing a sale.

3. Transaction Process

All transactions are conducted independently between Buyers and Sellers. KV Land is not involved in price negotiation, contract drafting, or payment collection. You are solely responsible for completing the sale.

4. Commission and Fees

KV Land may charge listing or platform usage fees, which will be communicated upfront. Sellers agree to pay any applicable fees and commissions to KV Land upon the successful sale of a property.

5. Indemnification

Sellers agree to indemnify and hold KV Land harmless from any legal claims arising from property listings or sales, including disputes related to ownership or contract violations.


Terms and Conditions for Agents

1. Agent Licensing

By registering as an Agent, you confirm that you hold a valid license to operate as a real estate agent in your jurisdiction. You must provide proof of licensure when requested.

2. Property Representation

Agents must have written authorization from property owners to list properties on their behalf. KV Land disclaims liability for unauthorized listings and reserves the right to suspend Agents who fail to comply with these terms.

3. Commissions

Agents are responsible for negotiating commission rates with Buyers and Sellers. KV Land does not mediate commission disputes and will not be responsible for ensuring payment of commissions.

4. Ethical Conduct

Agents are required to adhere to ethical standards and must not engage in fraudulent or misleading practices. Failure to do so may result in the termination of the Agent’s account.

5. Indemnification

Agents agree to indemnify KV Land from any claims or legal proceedings arising from their real estate activities on the platform.


Terms and Conditions for Agencies

1. Agency Registration

Agencies must provide proof of their legal status as a business entity and ensure that all agents under their supervision comply with local real estate regulations.

2. Agent Management

Agencies are responsible for the conduct of their agents on the platform. If an agent under an Agency’s supervision violates KV Land’s terms and conditions, the Agency may also face penalties, including suspension.

3. Listings and Accuracy

Agencies must ensure that property listings are accurate and up to date. False or misleading information may result in account suspension.

4. Fees and Commission

Agencies are responsible for setting commission structures and paying applicable platform fees. Any disputes over fees or commissions are to be resolved between the Agency and its clients.

5. Indemnification

Agencies agree to indemnify and hold KV Land harmless from any legal disputes arising from property transactions, including disputes involving their agents.
