The value proposition depends on delivery: completed infrastructure, safe access, operating hospitality, landscaping, retail, community management and a credible resale market. Does buying include golf membership?

Do not assume automatic access. DarGlobal states that golf access is available through membership subject to application and approval. Obtain current terms and costs in writing.
