Seeb

Muscat Governorate

A city designed around neighbourhood life.

Sultan Haitham City is a government-led urban development in Seeb, with a masterplan by SOM. Its concept brings different housing types together with public spaces and local services. The aim is a more connected daily routine, with walking routes and shared amenities woven into the neighbourhoods.

This is a phased development, not one finished residential compound. For a buyer, the meaningful comparison is the specific neighbourhood, developer, building and handover stage. A city-wide vision does not establish what will be open, accessible or included with an individual home.

What gives this destination its character?

01

A choice of home types

The masterplan includes apartments, townhouses and villas. Compare space, privacy, access and ongoing responsibilities for the actual property offered.

02

Public space as a daily feature

Parks, shaded routes and civic spaces are part of the planning vision. Ask which spaces serve your chosen neighbourhood and when they are expected to open.

03

A growing urban destination

Residential areas and supporting services are being delivered in phases. Plan around the facilities available at your move-in date, not only the final masterplan.

Before you reserve a home

01

Identify the exact offer

Confirm the developer, neighbourhood, plot or unit number, approved plans and what the reservation payment covers.

02

Check the ownership route

Ask for written confirmation that the specific property and ownership route suit your nationality and circumstances. Do not assume every release has the same eligibility.

03

Separate home and infrastructure delivery

Request current construction evidence and the schedule for access roads, utilities, parking and essential services around your home.

04

Read the full cost and contract

Review payment milestones, service charges, maintenance responsibilities, completion terms and cancellation conditions with an independent adviser.

Questions worth asking

Where is Sultan Haitham City?

It is in Seeb, in the western part of the wider Muscat area. Check the exact neighbourhood on the map and test your journeys to work, school and other regular destinations.

Is the whole city complete?

No. It is a phased city development. The status of one neighbourhood should not be used as evidence for another; request a dated update for the exact property.

Can I buy any home shown in the masterplan?

A masterplan is not an availability list. Confirm whether the specific release is open for sale, who can buy, and what the contract includes before paying a reservation.

Does the map indicate KV Land’s available stock?

No. It introduces the destination. Contact KV Land for a current, verified property shortlist; no price, availability or return is promised by this guide.
